Servicing

What a generator service in Sunninghill and Woodmead includes

The booking usually goes through a facilities manager, practice manager or managing agent, and the technician signs in at a boom first. The checklist does not change between a park set and a gate set; the hour it can be run under load does.

  • Engine oil and filter, with the fuel, air and water-separator filters
  • Coolant level and condition, radiator, hoses and belts
  • Starting battery load-tested, charger output and terminals checked
  • Fuel system checked for leaks, water and contamination, tank to injectors
  • Alternator, AVR, output connections and earthing checked
  • Controller settings, alarms and hour meter recorded
  • Test run under load: voltage, frequency and temperatures
  • Changeover (ATS) operation confirmed where fitted

You get a written record of what was done and found. The full list is in our service checklist; generator servicing explains the work and a maintenance plan keeps it on schedule.

Intervals

How often a generator here needs a service

A service falls due by hours or by the calendar, whichever reaches the manual’s interval first, and here use decides which.
How often a generator here needs a service
The setHow it runs hereWhen the next service falls due
Office-park or head-office setHow it runs hereEvery office-hours slot, lightly loaded once tenants leaveWhen the next service falls dueBy hours: a heavy quarter uses the interval; light evening running needs a proper load run
Medical suite setHow it runs hereEvery outage in consulting hours, behind a UPSWhen the next service falls dueBy hours in a spell, otherwise yearly, output checked under load
Complex gate setHow it runs hereEvery outage, lightly loadedWhen the next service falls dueYearly at least, watched for wet stacking
Home set in Gallo Manor or WendywoodHow it runs hereOutages, plus a test run when someone remembersWhen the next service falls dueBy the calendar: yearly, since battery, fuel and changeover age regardless

Our service intervals guide shows how to read the hour meter; wet stacking explains light running.

Two examples. A prime power set that runs every day reaches its running-hours interval first. A standby set that only runs on test barely gains hours, so the time interval is reached first. Intervals come from the engine manual, by hours and at least once a year.

Prevention

What a service here catches before the outage does

Most breakdowns we attend here gave notice at the previous service, or would have if there had been one. A drifting charger reads wrong on the meter months before the battery fails; standing base-tank diesel gives up its water at the drain, not at the injectors; a cage set sheds its radiator dust before the first hot afternoon; and exercising the changeover on live mains turns a sticking contactor into a line on the report rather than a dark building.

When the set has already failed, our Sunninghill and Woodmead generator repairs page covers the faults we meet most at the parks, suites and gates. The same plans run in Rivonia, Midrand and Sandton, across the Sandton hub and in every area we service.

  • Charger output metered, not assumed
  • Base-tank diesel drained of water
  • Changeover exercised on live mains

FAQ

Frequently asked questions

Will servicing our office-park set take the tenants off mains?

Only during the transfer test. Everything else happens with the park on mains, and the test goes into the facilities manager’s diary; we work 24/7.

Who books the service for a complex in Paulshof?

Usually the managing agent on the body corporate’s instruction, sometimes a trustee. We quote once, service on the agreed date and report to whoever the trustees name.

Our suite has a UPS. Does the generator still need a run under load?

Yes, more than most. The UPS hides a wandering supply until its batteries run down, so the service runs the set under the suite’s load and confirms the UPS accepts it.

How often does a home set that hardly runs need a service?

Yearly, or earlier if the hour meter reaches the manual’s figure first. A standing set does not wear its engine; it loses its battery to a tired charger, its diesel to water and its changeover to disuse.
